Eight Contiguous Quarters – One Exceptional Alberta Farmland Opportunity
Opportunities to acquire a contiguous block of farmland of this scale are becoming increasingly rare in Alberta. Located just 15 minutes east of Grande Prairie with excellent access from Highway 43, Kleskun Field comprises 1,218.19 deeded acres across eight contiguous quarter sections, with approximately 1,206 cultivated acres.
According to Canada Land Inventory soil capability mapping, the land is predominantly Class 4, with portions of Class 2 and Class 3 soils. The large, flat, open fields create an exceptionally efficient land base ideally suited to modern large-scale agricultural production.
The 2026 crop consists primarily of oats, canola, and wheat, demonstrating both the productivity and versatility of this impressive agricultural holding.
The uninterrupted configuration of all eight quarters allows equipment to move efficiently throughout the property while minimizing travel time between fields. Combined with Highway 43 frontage and close proximity to Grande Prairie, this parcel provides a rare opportunity to acquire more than 1,200 deeded acres in one connected block.
LAND IMPROVEMENTS
Over the past several years, the Seller has invested extensively in soil improvement, drainage enhancement, and land reclamation throughout Kleskun Field to maximize productivity and improve long-term soil health. A summary of the completed improvements is outlined below and illustrated in the image gallery.
• Wood ash application (soil amendment): Applied across the entire 1,206-acre field at approximately 5–7 tons per acre to improve soil structure and fertility. Approximately 6,000 tonnes have been applied to date, with sufficient material remaining to complete the balance of approximately 225 acres.
• Lime application (soil amendment): Applied to approximately 200 acres at a rate of 2.5–3.5 tonnes per acre, with approximately 600 tonnes applied.
• Elemental sulphur: Applied in 2022 and 2023 to the west and east portions of the field respectively at approximately 175 lb per acre.
• Deep ripping (drainage improvement): Approximately 200 acres that historically experienced water pooling were deep ripped to improve subsurface drainage and reduce standing water.
• Road removal (land reclamation): An unused road extending approximately 1.5 miles through the centre of the field was removed, returning additional acres to productive farmland.
• Tree-line removal and ditch reclamation (western boundary): Tree lines were removed and overgrown ditches reclaimed, improving drainage while increasing workable cultivated acreage.
• Eastern drainage improvements: The Seller partnered with the County to improve the eastern drainage ditch, which serves as the primary drainage outlet for the entire property.
